Beijing, Shanghai See Housing Transaction Uptick in August Amid Policy Optimizations

In August, housing market policies in Beijing and Shanghai were successively optimized. According to statistics from the China Index Academy, 14,000 second-hand commodity residential units were transacted in Beijing in August, up 3.9% YoY; second-hand commodity housing transactions in Shanghai remained at a high level, up 16.3% YoY. On the new home side, the transacted area of new commodity residential housing in Beijing in August was basically flat YoY, while Shanghai was up 16.0% YoY. Cao Jingjing, general manager of the Index Research Department at the China Index Academy, believes that the Beijing and Shanghai housing markets are more characterized by a recovery driven by sustained transaction activity and marginal improvement in the supply-demand relationship, with prices still in an adjustment channel, new home inventory still at a relatively high level, and the sustainability of the market recovery yet to be observed.
