【Beijing, Shanghai, Guangzhou, Shenzhen Synchronously Lower Housing Provident Fund Interest Rates】
Recently, the housing provident fund management centers in Beijing, Shanghai, Guangzhou, and Shenzhen have successively announced that, in accordance with the unified deployment of the People's Bank of China, the interest rates for individual housing provident fund loans will be lowered by 0.25 percentage points starting from May 8. In addition, multiple cities including Zhengzhou, Anyang, Wuxi, and Ningbo have also announced reductions in individual housing provident fund interest rates.
Meanwhile, numerous banks in Beijing, Shanghai, Guangzhou, Shenzhen, and other cities have implemented the new policy on adjusting individual housing provident fund interest rates starting from May 8. After the adjustment, the interest rate for first-home individual housing provident fund loans with a term exceeding five years has dropped to 2.6%, reaching a historical low, while the interest rate for second-home individual housing provident fund loans has decreased to 3.075%. Furthermore, newly issued individual housing provident fund loans will be subject to the new interest rates immediately, and the interest rate adjustments for existing housing provident fund loans will take effect uniformly starting from January 1, 2026.
