Data from the National Bureau of Statistics show that in August, the sales price of commercial housing in 70 large and medium-sized cities decreased, while the sales price of commercial housing in various cities fell MoM, with mixed year-on-year performance. In August, the sales price of newly built commercial housing in first-tier cities dropped by 0.2% from the previous month, with Beijing, Guangzhou, and Shenzhen falling by 0.2%, 0.3%, and 0.6% MoM respectively, while Shanghai rose by 0.1% MoM. The sales price of newly built commercial housing in second-tier cities also fell by 0.2% MoM, the same as last month, and that in third-tier cities fell by 0.4% MoM, 0.1 percentage point higher than the previous month. In terms of second-hand housing, in August, the sales price in first-tier cities fell by 0.2% MoM, and the decline range narrowed by 0.6 percentage points from the previous month. Among them, Beijing increased by 0.4% MoM, and Shanghai, Guangzhou, and Shenzhen decreased by 0.3%, 0.6%, and 0.2% month-on-month respectively. The sales prices of second-hand housing in second-hand third-tier cities fell by 0.5% and 0.4% MoM respectively, and the decline rates were the same as last month. In August, among 70 large and medium-sized cities, the number of cities whose sales prices of newly built commercial housing increased MoM was 17 and of second-hand housing was 3, an average decrease of 3 from the previous month.
