Bureau of Statistics: sales prices of commercial housing rose slightly in June

In June 2020, in the face of the continued resumption of work and business, and the continuous release of housing demand, various localities conscientiously implemented the arrangements of the CPC Central Committee and the State Council, and insisted that houses were used for living, not for speculation. One city, one policy, one city policy, maintain the balance between supply and demand, maintain market order, the real estate market in 70 large and medium-sized cities is generally stable, and prices have risen slightly.

The sales prices of new commercial housing and second-hand housing in first-tier cities have dropped month-on-month, while those in second-and third-tier cities have expanded slightly.

In June, according to preliminary estimates, the sales prices of newly built commercial housing in four first-tier cities rose 0.6% month-on-month, down 0.1 percentage points from the previous month. Among them, Beijing, Shanghai, Guangzhou and Shenzhen rose 0.4%, 0.5%, 0.6% and 0.8% respectively. The price of second-hand housing sales rose 1.0% month-on-month, down 0.1 percentage points from the previous month. Among them, Beijing, Shanghai, Guangzhou and Shenzhen rose 0.7%, 0.4%, 0.8% and 1.9% respectively. The sales prices of new commercial housing and second-hand housing in 31 second-tier cities rose 0.9% and 0.5% respectively from the previous month, an increase of 0.3 and 0.1 percentage points respectively over the previous month. The sales prices of new commercial housing and second-hand housing in 35 third-tier cities rose 0.8% and 0.5% respectively from the previous month, an increase of 0.1 and 0.2 percentage points respectively over the previous month.

Second, the price increase of newly built commercial housing and second-hand housing in first-tier cities has expanded compared with the same period last year, while the increase in second-and third-tier cities has continued to decline.

In June, according to preliminary estimates, the sales prices of newly built commercial housing and second-hand housing in first-tier cities rose 3.3% and 5.2% respectively over the same period last year, an increase of 0.4 and 1.1 percentage points respectively over the previous month. The sales price of newly built commercial housing in second-tier cities rose 5.3% from the same period last year, down 0.1 percentage points from the previous month, while the price of second-hand housing rose 2.0% year-on-year, the same rate as the previous month. Sales prices of newly built commercial housing and second-hand housing both rose the same or fell for 14 consecutive months. The sales prices of new commercial housing and second-hand housing in third-tier cities rose 4.6% and 2.0% respectively from the same period last year, down 0.2 and 0.1 percentage points from the previous month, both the same or falling for 15 consecutive months.
