SMM: Kong Peng, chief statistician of the City Department of the National Bureau of Statistics, interprets the statistical data on the price changes of commercial housing sales in June 2020.

In June 2020, in the face of the continued resumption of work and business, and the continuous release of housing demand, various localities conscientiously implemented the arrangements of the CPC Central Committee and the State Council, and insisted that houses were used for living, not for speculation. The sales prices of new commercial housing and second-hand housing in first-tier cities have dropped month-on-month, while those in second-and third-tier cities have expanded slightly.

Second, the price increase of newly built commercial housing and second-hand housing in first-tier cities has expanded compared with the same period last year, while the increase in second-and third-tier cities has continued to decline.

In June, according to preliminary estimates, the sales prices of newly built commercial housing and second-hand housing in first-tier cities rose 3.3% and 5.2% respectively over the same period last year, an increase of 0.4 and 1.1 percentage points respectively over the previous month. Today, the average price of tax-inclusive Bare Bright Wire in Zhejiang was quoted at 93,700 yuan/mt, marking a daily increase of 700 yuan/mt. The deduction (relative to SMM ChangJiang copper prices) remained stable within the range of 300-400 yuan/mt. Due to recent high-level price pullbacks and sharp market volatility, a strong "wait-and-see" sentiment has emerged, leading to sluggish spot trading performance. Industry experts believe the market is currently in a stalemate. However, trading volumes are expected to bottom out and rebound once prices stabilize or regain their upward momentum.
